BOOKING AGREEMENT TERMS & CONDITIONS

Introduction:

The Butler Group (“TBG”, “we”, or “our”) acts as a representative for the owner of Villa MARAYA (“the Property”). These Terms and Conditions form the agreement for booking the Property (“Booking Agreement”). As the person making the booking, you (“the Lessee”, “you”, or “your”) are responsible for the actions and conduct of everyone in your group, including obtaining their consent for sharing personal data with us.

1. Arrival and Departure:

  • Standard check-in: 3:00 PM.
  • Standard check-out: 12:00 Noon.

The standard check in time for Villa Maraya is 3pm, with a standard check out time at 12 noon. However, we understand individual needs and practice flexibility on a case-by-case basis.

2. Registered Guests:

Only guests listed at booking may reside on the Property.

Villa Maraya can accommodate a maximum of 12 guests, and any additional guests beyond this limit will incur a charge of USD150 per person per night for the extra bed arrangements.

3. Minimum Stay:

Regular: 3 nights.

Peak (Christmas, New Year, Easter, Chinese New Year): Varies.

4. Events Policy:

No weddings or events exceeding the Property’s maximum occupancy.

5. Payment Requirements:

Less than 6 months before arrival: 50% deposit within 5 days of booking.

More than 6 months before arrival: 25% deposit, another 25% 6 months before arrival.

Full payment due 45 days before arrival.

6. Security Deposit:

Required before arrival.

Returned within 48 hours post-checkout minus damages.

The  security deposit required to rent Villa Maraya is 10-30%. This deposit is refundable , pending a satisfactory inspection upon check out, ensuring the property ‘s condition is well maintained during your stay.

7. Cancellation Policy:

Cancellation >45 days before arrival: Credit valid for 9 months.

Cancellation <45 days before arrival: Forfeited, subject to rebooking conditions.

8. COVID-19 Policy:

Applicable for government-enforced travel restrictions.

Payments converted to credit for future bookings within 12 months.

9. Amendments:

Changes after booking confirmation are considered a breach, subject to cancellation terms.

10. Lessee Insurance:

Required comprehensive travel and liability insurance.

11. Force Majeure:

No liability for events beyond our control.

12. Complaints:

Report issues promptly. Complaints post-checkout not considered.

13. Conduct and Behavior:

Responsible for guest behavior. Right to evict for inappropriate conduct.

14. Social Responsibility:

No illegal activities. Violations result in eviction without refund.

15. Staff and Services:

Our dedicated villa staff at Villa Maraya is available on call 24/7, ensuring that your needs are promptly addressed and you experience seamless service throughout your stay.

16. Pet Policy:

Villa Maraya upholds a strict no-pet policy to ensure a pristine and comfortable environment for all guests. This policy helps maintain the highest standard of cleanliness and caters to potential allergies or discomfort that some guests may experience in the presence of pets. We appreciate your understanding and cooperation in adhering to this policy.

17. Smoking Policy:

No smoking inside. Allowed in designated outdoor areas.

18. Noise Regulations:

To ensure a tranquil and enjoyable experience for all guests, Villa Maraya adheres to strict noise regulations. We kindly request guests to keep noise levels to a minimum, particularly during nighttime hours 9pm to 9am, to respect the serene atmosphere of the property and neighboring areas. Your cooperation in maintaining a peaceful environment is greatly appreciated.

19. Food and Beverages:

Chef service included. Charges for food and beverages at cost plus surcharge.

20. Linens and Towels:

Provided, with eco-friendly replacement policy.

21. Transfers:

Arrangements available through Guest Experience Specialist.

22. Utilities:

Included in rental. Eco-friendly policies apply.

23. Furniture:

Interior furnishings must remain inside.

24. Owner’s Insurance Compliance:

Lessee’s actions must not invalidate Property insurance.

25. Due Care and Supervision/Indemnity:

Lessee liable for safety and supervision. Indemnifies Owner against accidents.

26. Valuables:

Store in a provided safety deposit box. Owner not responsible for loss or damage.

27. Artwork and Antiques:

Lessee liable for damages.

28. Limitation of Liability:

TBG and Owner not liable for personal injury or loss. Liability capped at rental fee paid.

29. Miscellaneous:

  • No assignment of booking without approval.
  • Thai law governs the agreement.
